Caulking & Silicone Replacement — Cranbourne, Clyde North, Berwick & Casey

Small jobs, done properly. Old silicone cut out and replaced with colour-matched Mapei Mapesil AC — showers, baths, vanities, kitchens and whole-house caulking. New-build and post-renovation caulking for builders at clean per-metre rates.

Caulking in the Casey corridor

The joints most trades won't come out for

A single peeling shower corner, a black bead behind the kitchen sink, a whole new estate home that needs every wet area sealed before handover — these are the jobs we built this service around. Every joint is stripped back to bare tile, stone or glass, cleaned, and resealed with a neat tooled bead in the right wet-area silicone. Photos to us today, fixed written price back the same day, most bookings done in one visit across Cranbourne, Clyde North, Berwick, Narre Warren, Officer, Pakenham and the wider Casey and Cardinia area.

How we do it

A bead is only as good as the joint underneath it

1 · Strip

Old bead out, completely

Cut out with blades — never smeared over. Residue, soap film and mould removed back to bare tile, stone or glass. Mould-affected joints treated and dried before anything new goes in.

2 · Material

Mapei Mapesil AC, colour-matched

Mapei's mould-resistant sanitary silicone — the wet-area product, not a general-purpose hardware tube — matched to your grout, tile or stone. External frames and control joints get paintable polyurethane, not silicone.

3 · Finish

Tooled, cured, warranted

Neat tooled beads on every joint with no over-caulking, a clear cure time before the joint gets wet, and a 6-month written workmanship warranty on silicone printed on your invoice.

The honest bit

Caulking is a joint seal — not waterproofing

Silicone seals the movement joints on the surface of your shower or benchtop. It does not replace the waterproofing membrane under the tiles. If water is getting through the membrane or from plumbing, new silicone won't solve it — we'll say so and point you to a licensed waterproofer or plumber rather than sell you a bead that can't fix the problem. Cracked tiles and surface mould regrowth on silicone are cosmetic and sit outside the warranty, and we tell you that before we start, not after.

Common questions

Caulking questions, answered

How much does caulking cost in Cranbourne and Casey?

We price by the joint and the metre. A full shower reseal starts from $260, single joints such as a bath, vanity or benchtop are priced per metre, and the minimum stand-alone booking is $250. Whole-house caulking is quoted per metre from photos or a plan — always a fixed written price before we start.

How long does new silicone last?

Quality sanitary silicone applied to clean, dry, fully stripped joints typically lasts for years. Ventilation, cleaning products and joint movement all play a part. Our silicone workmanship carries a 6-month written warranty on your invoice.

Can you just put new silicone over the old bead?

No — and be wary of anyone who offers to. New silicone won't bond to old silicone, soap film or mould, so it peels within months. The old bead has to come out completely for the new seal to last.

Will re-caulking stop my shower leaking?

If water is escaping through a failed silicone joint or cracked grout — very common — a proper strip-and-reseal addresses that. Caulking is a surface and joint seal, not waterproofing. If water is getting through the membrane or from plumbing, silicone won't fix it, and we'll tell you so and point you to the right licensed trade.

How long before I can use the shower?

Mapesil AC needs time to cure before the joint gets wet. We confirm the exact time on the day depending on temperature and joint size — typically the shower is back in use the next day.

Do you caulk new builds for builders?

Yes — wet areas, kitchens, laundries, skirtings and architraves, and external window and door frames, priced per metre with 7-day trade terms. Send plans or a room list and we'll quote a fixed per-house price. Need the grout done too? See our regrouting packages.
